Why Homeowners Get Stuck After an Audit
An energy assessment or Home Energy Score can be a critical starting point, but a diagnostic report does not fix a house by itself. Homeowners are often left with a long list of disconnected recommendations and no clear path forward.
Green Home Club fills that gap. We help homeowners, Green Home Coaches, and trade contractors answer three essential questions before major money is spent:
What should happen first?
Prioritizing air sealing, insulation, moisture, ventilation, and health/safety baselines before major mechanical decisions.
What can wait?
Phasing upgrades over time so improvements fit real household budgets, equipment lifecycles, and contractor availability.
What must be verified?
Checking electrical readiness, duct constraints, air leakage, moisture risk, and envelope conditions before high-cost work begins.
Why We Built Green Home Predictor
The U.S. Department of Energy’s Home Energy Score is a useful tool for establishing a quick, standardized view of a home’s energy performance. It creates an asset-based score using the home’s structure and major energy systems.
But an asset score is not a contractor workscope. It does not replace a comprehensive audit, contractor inspection, safety testing, utility-bill analysis, local pricing review, or final rebate approval.
We built Green Home Predictor for the next step: organizing home facts, audit outputs, homeowner goals, and contractor observations into a working Home Snapshot. The goal is to help turn static information into a clearer plan of action.
Software Assists. Human Know-How Delivers.
Smart software helps organize data, flag missing evidence, and apply building-science sequencing in minutes instead of hours. But algorithms do not seal attics, diagnose moisture problems, balance ventilation systems, or commission heat pumps.
Green Home Club uses a hybrid approach: technology standardizes the intake and planning process, while trained Green Home Coaches and qualified trade professionals bring the field judgment required to safely execute retrofits.

John Horchner
Founder & Program Director
John leads Green Home Club’s program design, software strategy, communications, sponsor coordination, and engagement programs. He previously managed a Pittsburgh-area U.S. Department of Energy Home Energy Score pilot through efficiencyPA and now leads Green Home Club’s software-supported audit-to-action work.
Kevin Brauer
Technical Training Lead
Kevin is a building-science specialist. In prior senior roles, his work included thousands of home-performance assessments and workscopes, homeowner advising, contractor training, and support for residential energy-efficiency crews across Minnesota. He brings field judgment to our training: building-shell diagnostics, combustion safety, ventilation, quality assurance, and contractor job aids.
